The Rural Homes Inc. buying process:

1. Browse through our plan collection and see which layout and features are right for your family.  Get the right number of bedrooms and baths to fit your needs.  You will get an idea of how large a home you're looking for and what the approximate cost is excluding land, and utility hookups.

2. Decide how much home your budget can support. Are you pre qualified for a loan already? If so that's great, you're probably already using that information to help you choose the proper size plan. If not, this is what you want to tackle next, because it helps you narrow down how much you actually have to spend on your home. Call and let us know if we can help you along that avenue. We might have suggestions on the best places to get different types of loans depending on your geographical or other situation. Some of the different options include Local credit unions or banks, USDA Rural development programs, South Carolina Housing Authority programs, VA financing programs, Farm loans, etc. We're not lenders ourselves, but we work closely with some really good ones, and what's worked for our other clients probably will work for you.

3. When your budget and home choice begin to align, Our representative will help you fine tune your home choice into your exact vision. We'll explain what materials and fixtures are included in each model choice what each available upgrade is, and the cost of those. You'll then know the exact price of your home and we can forward the documentation to your lender.

4. When approval comes from your lender or other source construction is about to begin. We'll have a pre construction meeting to verify your interior choices and selections, and the actual construction will start. We will discuss a timeline that shows how your construction will progress and your homes projected completion date range. You will meet your project manager and exchange contact info so both of you can be on the same page through out the construction of your residence and the construction of any well or water hookups, septic tanks/sewer installations and other utilities.

5. Prior to taking delivery of your new home there will be a pre occupancy homeowner orientation and inspection. You may have heard of the word "punch list" before, referring to things that still need completion on your new home.  Our goal is to instead deliver a "zero defect" home at occupancy. This concept while new to some other builders, has been utilized in our operations since inception, and allows us to expand on the philosophy of "it's easier to get it right the first time rather than later."

6. Another goal of this orientation is to teach you how to correctly operate and care for your new investment. We want you to know all about your new appliances, electrical, plumbing, and safety systems of your new home so that you can get the most enjoyment out of it. We'll go over how your warranties work, and give you contact info for service of your major systems at that time.

7. It's time to move in and enjoy your new home, and start getting the most from life. Happy homeownership. It's a great feeling!
